What you get

A walk-through, then three things in writing

Condition note

What is failing, what is wearing and what is fine.

Priorities

What to fix now, what can wait a year, and what to plan for later, so the money goes where it stops the most damage.

Cost range

A range for each item, enough to set a budget line or move a reserve-fund date, followed by a firm quote when you are ready.

Free for commercial, condominium and managed properties in our service area. Book by November 30. The written note follows within five business days of the walk-through.

Board meeting in November? Book early so the written note reaches you before the meeting.

Why now

Budgets for 2027 are being set this fall

  • Ontario condominium corporations must update their reserve fund study at least every three years, and asphalt is a standard item in it. A current cost range lets the board confirm or move the year the lot is scheduled.
  • Many condo and commercial budgets for the next year are set in the fall. A number in hand before that meeting gets the work into the plan.
  • Asphalt plants close for the season from about late November until April. An assessment now means the work can be booked for the first weeks of the 2027 season instead of waiting in line.

FAQ

Questions about the assessment

Is this the same as a quote?
No. The assessment gives you a condition note and a cost range for budgeting. When you are ready to go ahead, we follow it with a firm, line-itemed quote.
We already have a reserve fund study. Is this still useful?
Yes. A reserve fund study estimates when the asphalt will need work. A walk-through tells you what the lot looks like today and what the work would cost now, so the board can confirm or move that date.
