We phase large lots, work off-hours, and build the base and slope a high-traffic retail or industrial site actually needs so it is not back in the patch cycle within two winters — proper compaction, the right mix, and drainage to the catch basins.

Scarborough's freeze-thaw and the clay-and-fill base around the Bluffs move asphalt around, so the sub-base does more work than the surface. We get the grading right the first time — a big lot near the Toronto Zoo or a single West Hill driveway alike — and we are straight about whether a section needs full replacement or whether a repair and sealcoat will hold it a few more years.
