Audley and Nottingham are newer builds where the asphalt went down thin and fast. The edges go first, and by the time they do the base underneath usually needs attention too.
Down toward Pickering Beach the lake makes winter harder on pavement. We build and grade so water leaves the surface, self-performed and insured to $5M. Riverside and the streets near Duffins Creek sit low, and a driveway there needs its water routed deliberately rather than left to find its own way out.
